         IRES DATABASE LICENSE AGREEMENT

         By accessing this database,
         YOU ARE ACCEPTING A BINDING CONTRACT,
         so read it first.

This database is the property of Information and Real Estate Services, LLC. ("IRES").  It is not provided as public domain data, rather, it is licensed without charge for the use of persons online. The data is licensed only according to the following terms.  If you, the User, cannot accept the terms of this agreement, do not access this data.  Any unauthorized access, any unlicensed use, and any  unlicensed reproduction will constitute a breach of your contractual obligations and copyright infringement so read this agreement carefully before you accept it.

LICENSE

By acceptance, you agree to do only the following:

1. Access the database only as necessary for the conduct of typical and
    usual real estate sales or purchase transactions;
2. Use information from the database only as necessary to conduct lawful
    real estate sales or purchase transactions;
3. Reproduce or printout only isolated records -- each in their entirety
    only (including IRES copyright notice language) -- only as
    necessary for the conduct of typical and usual real estate
    sales or purchase transactions;
4. Provide copies of the above isolated records only as necessary
    in the conduct of typical and usual real estate sales or
    purchase transactions.
5. Use the database and any information from it only for business and
    commercial purposes.

These rights are the only rights granted. Wholesale downloading,
downloading or printing records other then as necessary for the conduct
of bona fide real estate sales or purchase transactions, among other
actions, are expressly prohibited and will constitute copyright
infringement and a breach of contractual obligations.

WARNING: Federal law provides severe civil and criminal penalties for
the unauthorized use, reproduction, distribution or access of
copyrighted databases.  Criminal copyright infringement is investigated
by the FBI and may constitute a felony with a maximum penalty of up to
five years in prison and/or $250,000 fine.

LIMITED WARRANTY

Since IRES assembles the data from various sources, it must limit the
degree to which it warrants the accuracy of the data and the results
that may be obtained by using the data.  Neither IRES, nor any
individual providing any individual or collections of data records
warrants that the data will not contain any errors or inaccuracies.
Furthermore, it is understood even when IRES is informed that
inaccuracies or mistakes are present it may not immediately make
corrections to the database.  IRES suggests, and the user accepts the
obligation to verify all information to the extent necessary for that
particular transaction.  In the event any inaccuracy or mistake causes
damage, and in the event a liability for that damage is determined to
exist, it is agreed that the maximum total liability of IRES and any
member providing the initial information shall be limited a maximum of
one hundred dollars.

IN NO CASE SHALL IRES OR ITS SUBSCRIBERS PROVIDING
INITIAL DATA BE LIABLE FOR ANY SPECIAL, INCIDENTAL,
INDIRECT, OR OTHER SIMILAR DAMAGES ARISING FROM
BREACH OF CONTRACT, NEGLIGENCE, OR ANY OTHER
LEGAL THEORY.  ANY IMPLIED WARRANTIES OF
MERCHANTABILITY OR FITNESS FOR A PARTICULAR
PURPOSE ARE LIMITED IN DURATION TO TEN (10)
DAYS FROM THE DATE OF ORIGINAL POSTING OF
THE DATA.

IRES and it subscribers shall be responsible only to the original User; no
responsibility to any third party shall be created.  The warranty set
forth above is in lieu of all other express or implied warranties,
whether oral or written.

GENERAL TERMS

The validity and interpretation of the License Agreement shall be
governed by Colorado law, except as to copyright and other proprietary
matters which may be preempted by United States laws and international
treaties.  The User consents to exclusive jurisdiction in either state
or federal courts in Colorado.  In the event any provision of this
License Agreement shall be deemed unenforceable, void, or invalid, such
provision shall be modified so as to make it valid and enforceable, and
as so modified the entire agreement shall remain in full force and effect.
This License Agreement sets forth the entire understanding and agreement
between the parties and no written or oral representations of any kind
whatsoever shall in any way modify or expand the terms of this agreement.
